Accessory Dwelling Units (ADUs), also known as granny flats, in-law apartments, or carriage houses, are becoming increasingly popular in Minnesota. These are smaller, independent residential units built on the same lot as a primary single-family home. They can be attached to or detached from the main house and offer a range of benefits for homeowners and communities.
Types of ADUs in Minnesota.
- Attached ADUs are connected to the main house and often share walls or utilities. They can be interior (e.g., above garage or lower-level spaces) or attached via an addition to your home.
- Detached ADUs are separate structures on the same lot as the primary residence.
Why choose to build an ADU?
- Multigenerational Living
ADUs can accommodate additional family members, such as older parents, college-aged children, or adults with functional needs. - Home Office or Studio
ADUs can be converted into home offices, art studios, or guest quarters. - Increased Property Value
Adding an ADU to your property can increase its value. - Increased Income
Renting out an ADU can provide a significant source of income. Some cities prohibit renting ADUs; check local community regulations for specific information.
Minnesota ADU regulations.
While ADUs are generally encouraged in Minnesota, specific regulations may vary depending on the city or county. It’s essential to check local zoning codes and permitting requirements before starting construction. Some standard regulations include:
- Size Limits
There may be restrictions on the size of ADUs. - Setback Requirements
ADUs must meet setbacks from property lines and other structures. - Utilities
ADUs may require separate utilities such as water, electricity, and sewage. - Parking Requirements
Additional parking spaces may be required for ADUs.
MN metro cities that allow ADUs.
More and more Minnesota communities are passing ADU ordinances. Below is a list of Metro cities that allow ADUs. To date, nearly 50 cities have or are in the process of passing ADU ordinances. Be sure to check with your municipality, as laws change often.
- Anoka County: Blaine, Fridley
- Dakota County: Apple Valley, Burnsville, Eagan, Farmington, Hastings, Inver Grove Heights, Lakeville, Northfield
- Hennepin County: Bloomington, Crystal, Edina, Eden Prairie, Golden Valley, Hopkins, Long Lake, Minneapolis, Minnetonka, Orono, Plymouth, Richfield, St. Louis Park, Wayzata
- Ramsey County: Blaine, Falcon Heights, Mounds View, New Brighton, Roseville, Shoreview, St. Paul, White Bear Lake, Vadnais Heights
- Scott County: Jordan
- Washington County: Stillwater, West Lakeland, White Bear Lake
Over the long term, adding an ADU to your property can be a financially sound investment. While there are upfront costs associated with construction, ADUs can generate significant rental income, potentially offsetting or even exceeding mortgage payments. Additionally, ADUs can increase the value of your property, making them a valuable asset in case you decide to sell. However, it’s crucial to carefully consider factors such as local rental market demand, potential maintenance costs, and the overall return on investment before deciding.
If you’re considering adding an ADU to your Minnesota property, consulting with an architect or builder specializing in ADU construction is recommended. They can help you navigate local regulations, design a suitable unit, and ensure a smooth building process.
Customizing your home with an ADU.
McDonald Construction collaborated with three families in the past few years to build new homes with integrated ADUs. Each family had its unique needs, which we addressed in the design and configurations of these attached ADU spaces.
Plymouth ADU, Hennepin County
McDonald designed this home for a couple with their mother’s future in mind, allowing her to live comfortably and independently as part of their family.

West Lakeland ADU, Washington County
In West Lakeland, McDonald built a home with two unique features: a fully accessible suite for a disabled family member in the main house, and an adjacent ADU for their mother.

McDonald is currently building another home with ADU in West Lakeland. Scheduled to be completed Spring of 2025, this home will feature an ADU for their mother who is joining their family.

Jordan ADU, Scott County
The beautiful McDonald-built home in Jordan features an upper-level apartment over the garage.
