Tips for starting the home building process.

So, you’ve decided to embark on the exciting journey of building your dream home! Starting a new construction project can be thrilling and overwhelming whether you’re a seasoned homebuilder or a first-time homeowner. To help you navigate this process smoothly, here are some essential tips:

Do your research.

  • Location: Consider proximity to work, schools, and amenities. Research neighborhood safety and property values.
  • Lot: Evaluate the lot’s size, shape, and soil conditions. Consider potential challenges like slopes, trees, or utilities.
  • Budget: Establish a preliminary budget range and discuss it with your builder. This will help guide the process. Remember to be flexible often. Decisions during the planning process affect the budget, so it’s essential to be realistic.
  • Builder: Interview multiple builders to find one that aligns with your vision and budget. Check their reputation, experience, and portfolio. Most often, you will meet with a new home consultant, and their guidance will help you understand the process and parameters they need to prepare preliminary plans and costs.
  • Financing: Explore different mortgage options and secure pre-approval. Understand your budget constraints and potential costs.

Create a detailed plan.

  • Plan Selection: Many options exist for your home’s plan and design. Often, clients start with one of McDonald Construction’s signature plans and customize features and elevations to fit their design vision and/or Home Owner Association architectural guidelines (if applicable).
  • Design Process: You’ll work with your new home consultant and their designer to create floor plans and elevations that reflect your lifestyle and preferences.
  • Materials Selection: In this step, you’ll select materials for your home’s exterior, interior, and finishes. Consider factors like durability, aesthetics, and cost.
  • CAD Review: Once all your features have been determined, a computer-aided design (CAD) plan is created and presented for review and feedback. 
  • Pricing: Once approved, the subcontractors and vendors send out bids for this plan. Your New Home Consultant will then present the estimated costs for the plan to you for approval. Once approved, construction begins.
  • Timeline: Develop a realistic timeline for each phase of the construction process, from excavation to move-in.

Communicate effectively.

  • Builder: Communicate openly and honestly with your builder throughout the project. Discuss any changes, concerns, or questions promptly.
  • Team: If you’re working with a team of professionals (architect, designer, contractor, etc.), ensure effective communication among all parties.

  • Cost overruns: Set aside a contingency fund to prepare for potential cost overruns due to unforeseen issues or plan changes.
